Jealous of his wifes love for another man, a teacher from her high school, a man brutally kills his wife and young son. Searching for the son who has missed a lot of school, the teacher enters their house, only to find the dead ghost of his mother, and consequently has a heart attack and becomes a ghost himself. The story goes on to tell of the new tenants of the house and what they experience.

Encoded with a modified slow CRF 17, includes English subtitles and extras. This is the first of the two feature length Ju-on films released directly onto VHS. The picture has been cleaned up a little but still don't expect a modern sharp presentation since the source definitely looks like a late 90s direct to video release. The picture also shifts around a bit in the frame so the crop has been set to accommodate the widest shot in each dimension.
